Dear Everyone:

Update on the townhouse:

The buyer asked PG&E (local power company) to take a look at the central heat and air system, which was 38 years old.  Not surprisingly, they found something wrong with it.  My realtor, bless her heart, made arrangements with my home warranty company to take a look at it the Thursday that I was flying up to Oregon for the High School reunion.

The home warranty company assigned the job to a local heating and air company who met the realtor at the house.  (We’ll call him “Jose”.)  She put him on her cell phone with me.  “The circulation is bad and there’s a crack in the (unintelligible).”  The warranty company would pay to replace “the unit”, but there would be additional charges that I would have to pay.  There’s always additional charges not covered by the insurance.

The realtor arranged to place a special combination lockbox on the front door so that the workmen could let themselves in.  They were supposed to install “the unit” last Saturday, but there were complications.  The first was the lockbox, which apparently gave them so much trouble that a neighbor called the police and reported burglars breaking in.

Once they convinced the police that they were there legitimately, they discovered that “the unit” was the wrong size.  They would have to come back last Monday.  On Monday, I got a call that they had gone to the warehouse to pick up “the unit”, but it wouldn’t be delivered to the warehouse until later that day.  After work Monday, I swung by the townhouse and the workman was still installing “the unit.”  Several hours later, “Jose” called to say that “the unit” had successfully been installed.  Did I want to come see right now?

No.  I arranged to meet with “Jose” after work on Tuesday.  The air and heat were indeed working.  In fact, the air was much better than it had been the whole time I lived there.  Only one more step to complete:  The Inspection by the City of San Ramon.  “Jose” gave me the permit with the number to call.

I called the number and tried to set an appointment for Wednesday morning, since I had no meetings on Wednesday.  However, the computer was unable to give me a time window.  Wednesday morning, I called the number until I got an actual person on the phone.  We changed Wednesday morning appointment to Thursday afternoon, between 12:30 and 2:30.

This morning, I had a meeting that began at 6:00 AM, local time.  (This is to accommodate the people in Europe.  The lady in Singapore was up in the middle of the night.)  By noon, I had already worked over six hours, so there was no problem with slipping away to the townhouse.

About an hour later, a man showed up.  He opened the closet door.  Looked at “the unit”, then came into the kitchen and scribbled some initials on the back of the permit.  He told me to keep the permit with my records.  Done.

This afternoon, my realtor sent me a quick email to say that the buyer has received preliminary approval for his loan.  Everyone keep your fingers crossed.

And I’ve been told that the weather people are predicting an El Niño winter, which would mean rain and lots of snow in the mountains.
